How many lots will there be?
Phase I has 37 lots that will include homes for sale as well as lots for custom building. Phase II will have 8-10 lots and will begin in the near future.
Where is Swans Creek located?
Swans Creek is located right off of HWY 87 in Grays Creek, 4 miles from the Cypress Lakes Golf Course Community. It is outside of the Fayetteville and Hope Mills city limits in Cumberland County, NC (which means no city taxes for homeowners).
It is approximately 1.5 hours from the nearest beach, 4 hours from the nearest NC mountains, and 1 hour from Pinehurst and Raleigh (NC Capital).
Can I purchase a lot?
All lots will be included in a land/home package from the builder. Contact R. G. Williams Construction Co. at 910-323-4488 or at www.rgwilliamshomebuilder.com for more information on lots.
Is there a minimum home size requirement?
Each permitted dwelling is required to have a minimum of 2500 heated square feet. All homes must follow the Declaration of Restrictive Covenants as recorded in the Cumberland County Register of Deeds in BK 9576 Page 0486. Link to Covenants
What is the price range of homes?
Homes start in the low $400,000’s. This price includes the cost of the lot. However, homeowners ultimately determine the cost based on their plan and selected finishes.
What schools are zoned for Swans Creek?
Grays Creek Middle School

What utilities are available?
All Swans Creek lots will have Wells and Septic Systems approved and certified by the Cumberland County Health Department. Other utilities will be provided by South River Electric, Century Link, and Time Warner Cable.
Does Swans Creek have an HOA and/or HOA Dues?
Yes. There is a Swans Creek Home Owners Association set up for the main purpose of collecting funds to maintain the common areas, the surrounding fence and the entrance sign. Each lot will be assessed a one-time fee of $200 at closing, then $100 per year thereafter which is subject to change. Can I build a pool on my lot?
Yes, pools are allowed.
Is there an architectural review board that has to sign off on my plans and specs?
No. There is not an official review board, however it is mandatory for the developer (R. G. Williams Construction) to review all plans including the house, landscaping and materials to be used.
What kind of fence is allowed in Swans Creek?
ALL fences must be approved by the developer before installation.
